Two chains own the default answer
of all answers name Fastighetsbyrån, Svensk Fastighetsförmedling or both. They're the only two agents with a visibility score above 40% nationally (65% and 58%), and both show up in all 20 municipalities. Number three, Bjurfors, sits 20 points behind.
Every municipality crowns its own winner
different agents top the 20 municipality rankings. Fastighetsbyrån leads seven of them, Bjurfors leads Göteborg, Malmö and Huddinge. In eight municipalities a local agency, mentioned nowhere else, makes the top five – Wallenstedt Fastighetsmäkleri leads Örebro outright, ahead of every national chain.
Engines agree on the top two – then split
agents named per answer in ChatGPT versus Gemini. All four engines put Fastighetsbyrån and Svensk Fastighetsförmedling first and second, but the rest of the list moves: Gemini gives Bjurfors 56% against 27–37% elsewhere, and ChatGPT gives local agencies a bigger share of its mentions (18%) than any of the Google engines (12–14%).
Portals sit between the seller and the agent
of all citations point to booli.se – more than every agent's own website combined (21%). Booli is also mentioned in 52% of answers. The most visible agent isn't the most cited one either: fastighetsbyran.com is cited 30 times, svenskfast.se 75 times.
How the Vercite AI industry research is built
We asked four AI engines – ChatGPT, Gemini, Google AI Mode and Google AI Overview – the same 120 prompts on November 6, 2026. That's six prompts for each of 20 Swedish municipalities, written in Swedish with a Sweden locale, for a total of 480 responses. Two prompts ask for the best individual agent, two for the best agency office and two for the best agent chain, for example "Vilket mäklarkontor är bäst i Göteborg?"
Visibility score
Each brand gets a Vercite visibility score per municipality and engine, based on how often it's mentioned and how early in the answer it appears. The ranking averages that score across every municipality and engine in your selection and counts zero where a brand isn't mentioned. That way an agency that is strong in one municipality doesn't outrank chains that show up everywhere.
Citations
Citations count the sources an engine linked to in its answers, grouped by website. Unique URLs counts the distinct pages behind those citations.
